1 - I have over 25 years of personal experience in real estate in 7 states (CT, FL, IN, MI, NY, PA, & TX) successfully buying, selling, flipping, investing, leasing, and exchanging residential, resort, and income-producing property.
2 - I know the market conditions, local economy, neighborhoods, and schools. I am also part of a team that has lived in the Sarasota/Bradenton area an average of 20 years. Therefore, I can identify great values for you.
3 - I'll do the leg work, keeping you up-to-date with new listings and conditions as they impact the market. Further, I'll treat you like I want to be treated. For example, I had a client who had been working with another agent* looking for $600,000 to $1,000,000, 3 bedroom, 2 baths homes with a minimum of 2200 square feet in a particular neighborhood. I showed him several homes for about $700,000-$800,000 that I felt were the best values. Whereas the other agent had shown only homes at about the $1,000,000 price tag that were similar in location, room #, size, etc. to the ones I showed. Which agent would you rather work with?
4 - I'm a full-time real estate agent - anything less and you'd be short changed. However, I am also involved in the community through Longboat, Lido & St. Armands Chamber of Commerce, Junior League of Manatee County, University Park Country Club, U.P. Women's Club, Sarasota Newcomers Club, Ringling Museum of Art, Marie Selby Botanical Gardens, and Harvest United Methodist Church. This helps me acquire a broad knowledge base which helps you have the "inside track."
5 - I'll use my connections throughout the mortgage industry to get you the best deals possible and I'll also be a resource for insurance, inspection, movers, health clubs, electricians, golf facilities, doctors, painters, pet grooming, or anything else you need.
6 - You'll be my only client in the real estate transaction, except in a situation which does not permit this. I function as a single agent and must legally put your financial needs ahead of my own. In Florida, it is assumed that an agent will act as a transaction broker (which the vast majority of agents do) which means they work for the deal.
7 - I'll guide you through the complexities of buying and/or selling a house, eliminating hassles and stress.
8 - As a standard business practice I preview homes as they become available, keeping you apprised of market conditions as they evolve.
9 - I won't waste your time - when an offer is made, I'll require acceptance or a counter offer within 24 to 48 hours.
10 - You'll have the advantage of personal, one-on-one attention, as well as my dynamic web and e-mail resources. Additionally, I joined Weichert which has over 500 offices nationwide. However, each office is run independently. This gives me the advantage of having a global network, but also gives me the flexibility to work with whichever agents, title companies, insurance, etc. that I think will provide you with the best rates and service.
